What services do you offer?
We can create a custom management plan to meet your goals, whether maximizing rental revenue or creating time for personal stays. We’ll help you with setting nightly room rates, marketing services, expense reduction, housekeeping and maintenance. We also offer high-quality service for your guests to ensure a comfortable stay. We are a full-service vacation rental company!
Who pays for the advertising?
Because of our superior technology, advertising is offered at no extra no cost to owners. We advertise properties through our website, the military housing referral, Craigslist and over 50 other rental websites. We also use sites like VRBO.com and Airbnb.com that will charge booking/service fees. Those come directly out of the rental proceeds.
What fees do I have to pay other than the management fee?
The state of Hawaii deems income derived from the rental of property as taxable income. The owner must pay 4.5% General Excise Tax (GET) and 10.25% Transient Accommodations Tax (TAT, less than 180 day leases) on the gross monthly rent. For short-term rentals, we often are able to pass this cost on to the guest. Honolulu Property Management, LLC can handle your semi-annual tax reporting and payments at a nominal fee.
What insurance coverage do I need on my condo unit?
Although the condo association may carry insurance coverage for the building, it is necessary for condo owners to have their own insurance and name Honolulu Property Management, LLC as also insured. Contact your insurance agent for details.
What is your management fee?
We charge 25% of the gross rental proceeds for nightly vacation rentals, 20% for 30 to 180 day short-term executive rentals and a 20% Initial Fee for long-term leases the first month we place a tenant and 10% every month thereafter, plus tax.
